Retired teachers wanting to move to Orlando area (move or buy another house)

So two scenarios here;
We are currently in the metro Atlanta area. It honestly looks like we could get more house for the money in the Orlando area than we could get here in the ATL. Yes. We would like a nice neighborhood and really do not mind kids as our neighbors. We are in our late 50s, so we are not necessarily wanting retirement home types yet :D But also not rich enough to go live in Celebration or better yet Golden Oaks! We lived pretty frugal in years leading up to retirement so we could retire when we got to the 30 year teaching mark (33 to be exact). So with that in mind;

1) What are some nice neighborhoods to be looking in? It doesn't have to be 5 mins away, but kind of close to the WDW parks.

2) We also had a wild idea of looking for "cheap" houses such as the neighborhoods that have the manufactured homes (mobile homes turned into nicer houses). We have seen several in the area that can be had for well under $100,000 which might be a possibility of even getting as a second house. Some of these neighborhoods do have a community aspect to them geared towards retirees which would not be bad. (swimming pool, club house, golf cart traveling, ect.) I know that sounds like "The Villages". That would have to fall under a more permanent house unfortunately. (With a retired teachers salary) Maybe this #2 option would be terrible and would be happy to listen why as well.

I don’t have the answers , but I would like similar information. This is my first post and hopefully there may be some good suggestions. I am glad you asked this.
